Arthur Przybyl
Principal & Senior Tax Representative
Art's primary focus is ensuring that the needs of CPTP's clients and employees are met every day. He drives CPTP to exceed the expectations of each client with expert tax consulting services that reduce property taxes, increase the net operating income and create greater value to each property and its owner. Art joins CPTP with over 10 years of experience as a commercial real estate broker from Marcus and Millichap and most recently as a Senior Tax Consultant at PTC. His responsibilities include the representation of over $10 billion in tax value and annual tax savings of $15-20 million in real tax savings annually. Art holds a BA in Politics, Philosophy and Economics from Pomona College.
Monika Grundman
Executive Administrator
Monika oversees everything at CPTP that deals with database management, tax compliance, business software, office management and industry networking. Monika has over 35 years of office managerial experience, the last 30 years specifically in commercial and residential real estate tax consulting. She has a successful track record of managing clients nationwide and is responsible for the development and implementation of all company policies and procedures. Most recently as Executive Administrator and Office Manager at PTC, Monika successfully managed over $10 billion worth of real estate assets on an annual basis. Monika holds a BA from Abilene Christian University in French and German.
Donald E. Williams III
Senior Sales & Tax Representative
Donald joined CPTP with 30 years of experience in the real estate industry, specializing during the last 16 within the property tax appeal segment. He assists CPTP's development and sales efforts as well as oversees the management of over 6,500 property tax appeals with a record 85% reduction success ratio. He studied Marketing and Finance at the University of Georgia and has previously worked as a Series-7 Licensed Stockbroker, Mortgage Broker and Small Business owner.
Kurtis Collins
Senior Tax Analyst & Sales
Kurtis is responsible for CPTP's development and sales efforts as well as market research and property tax analysis. Kurtis has an extensive knowledge of commercial real estate market research, investment property valuation, as well as commercial property tax analysis. Previously, Kurtis held positions at Marcus & Millichap and most recently at PTC as a Senior Tax Research Analyst. Kurtis' research and analysis efforts were pivotal in the successful appeals of over $3 billion in property value annually. Kurtis holds a BBA in Real Estate from Georgia State University's J. Mack Robinson College of Business.
Neal B. Cooper
Real Estate Tax Consultant
Neal joined CPTP in 2021 and has over 29 years of experience as a real estate tax consultant. He began his consulting career in 1996 with Easley, McCaleb & Associates. Neal is an industry leader with a history of successful representation of all property types. Superior client service, quality communication and outstanding results are his top priorities. Neal's cumulative tax savings exceed $63 million, with an average annual tax savings in excess of $2.5 million over the last 20 years. A Georgia licensed real estate broker, he began his career at the Chatham County Tax Assessors' Office and operated his own real estate appraisal firm for many years. Neal graduated from the University of Georgia with a BBA degree in Real Estate & Urban Development.
E. Larry Schultz, Jr.
Real Estate Tax Consultant
Larry joined CPTP with over 16 years of experience in the real estate appraisal business. He is a particularly strong asset due to the years he served as an appraiser with the two largest metro Atlanta counties. He has earned the Georgia Department of Revenue's Level 4 Appraiser designation and was responsible for the training and supervision of staff appraisers. His strengths include being able to seek out obscure, non-standard, credible and proven value adjustments. During this tenure, he secured pre-emptive reductions for 70% of his caseload to the benefit of the taxpayers. He studied Business Management at Mercer University. He has served as a U.S. Navy Aircrewman, air traffic controller and financial advisor.
Keith Houston
Real Estate Tax Consultant
Keith is a 30 plus year real estate valuation professional with a wealth of valuation experience. Keith began as a commercial fee appraiser in Tallahassee, Florida in the mid-1990s where he trained under MAI appraisers at Brown Bevis Real Estate appraisers. In 2008 Keith relocated to Georgia and began property tax consulting with Equitax of Georgia and successfully represented property owners throughout Metro Atlanta. In 2010 Keith created Pinnacle Property Tax Consultants and operated the small business until 2014. In late 2014 Keith became part of the Tyler Technologies Appraisal Tax Division and was assigned to their Gwinnett County project. As a Senior Commercial Appraiser in the assessors' office Keith was often tasked with valuation of a multitude of properties that included commercial, industrial, multi-family, self-storage and hotel properties. Keith has also worked on some of Tyler's large-scale assignments that include countywide revaluations in Cobb and Gwinnett Counties. In 2022 Keith was Tyler's lead project manager in a Douglas County revaluation assignment. Throughout his time as a tax appeal consultant, Keith has had a history of providing high end results and has helped thousands of clients obtain property tax relief. Keith was a Business Economics major at the prestigious Florida A&M University.
Ivy Irwin
Real Estate Tax Consultant
Ivy Irwin brings over 14 years of specialized experience in property tax, with a proven track record managing complex portfolios across the country-particularly throughout the Southeastern U.S. She previously served as Property Tax Manager at WestRock Corporation and held key roles including Senior Managing Consultant at Paradigm Tax Group and Commercial Reviewer with Tyler Technologies (CLT Division). Ivy is a former Executive Board Member of the Georgia Association of Property Tax Professionals, and she holds a Bachelor of Science Degree from Georgia Southern University. Ivy's deep expertise spans property valuation, tax strategy, and compliance, with a career built on delivering value and accuracy across diverse property types and jurisdictions.
Judy Fischer
Assistant Administrator
Judy joined CPTP in 2020 and has over 16 years of experience as a real estate tax administrative assistant. She began her career in 2009 with Easley, McCaleb & Associates. She serves a vital role in database management by accurately researching, inputting and updating the large amounts of data received to help insure successful appeals. In addition, she serves as our county liaison
for administrative tax and value issues. Judy graduated from Northern Illinois University with a Bachelor of Science in Management.
Oksana Tulbya
Accounts Receivable Specialist
Oksana is responsible for managing incoming payments and maintaining accurate financial records. With a keen eye for detail and strong organizational skills, she ensures that invoices are issued promptly, payments are tracked efficiently, and client accounts remain up to date. She works closely with both internal teams and external clients to resolve billing questions and maintain positive financial relationships. She plays a key role in supporting the company's financial health by ensuring timely and accurate cash flow.

Office Administrator
Lauryn plays a vital role in keeping the office running smoothly and efficiently. With a strong background in administrative support and organization, she manages day-to-day operations such as filing, updating schedules, reception duties, and ensures that both staff and clients receive prompt and professional assistance. Known for her attention to detail and friendly demeanor, Lauryn is a go-to person for keeping everything on track behind the scenes. With a background of over 5 years in customer service, she helps create a productive and welcoming work environment for everyone.
