What should you do if you don’t think the assessed value on your property is fair?

You can, of course appeal your property tax assessment on your own.  But know that a successful appeal involves a lot of time and homework. County officials prey upon your ignorance. They know that you most likely don’t understand the intricacies of the appeals process and prey upon your ignorance.

The property tax appeals process is confusing, to say the least. It should be as easy as providing the county with comparable data or “comps,” which may indicate that similar houses in similar neighborhoods pay lower taxes. Of course, it’s not always that easy. A “similar property” can be subjective and there are other circumstances that can lead to a further value reduction.

Do not file an appeal just to “see what happens.”  If you don’t know what you’re doing, the County Assessor could not only decide that your property taxes aren’t too high, but could decide that your property taxes aren’t high enough! When it comes to property taxes, don’t put yourself at risk.
