Rockdale County property owners ought to be familiar with the Rockdale County Assessor’s office. The Rockdale County Board of Assessors is currently under the leadership of Lamar Sims, who serves as its Director and Chief Appraiser. Sims has 25+ years of tax appraisal experience. In his role as Director and Chief Appraiser, he oversees the assessment/appraisal of all property types.
Sims also oversees the Board of Assessors, which is responsible for valuing all Rockdale County properties on an annual basis. The Board of Assessors operates under Georgia Revenue Codes. Property owners need to be aware of two specific codes that apply to their property. First, all properties must be appraised at their fair market value. Fair market value is the amount that one should reasonably expect the property to sell for under normal circumstances, i.e., neither the buyer nor the seller is under any undue pressure to sell or purchase the property. Two, all properties will be assessed at a rate of 40% of their appraised value for tax purposes. As an example, if the fair market value of your property is determined to be $100,000, a tax rate will be applied to $100,000 * 40% = $40,000. A property tax rate will then be applied to $40,000, which is how your property taxes are calculated. Continue reading Rockdale County Tax Assessor And Defining Fair Market Value

Do you own property in Gwinnett County, Georgia? If so, you may have been unhappy with your latest property assessment. When property owners receive unfavorable tax assessments, their knee-jerk reaction is to initiate a property tax appeal. After all, it’s every property owner’s legal right to file an appeal. Besides, if things don’t go their way, the worst thing that can happen is that they’ll have wasted some time and energy, right? Wrong.
If you decide to take on the overwhelming action of filing an appeal, you’d better be willing to put in a lot of time and do your homework. If you file an appeal just to “see what happens,” you’re making a huge mistake. If you don’t know what you’re doing, the Gwinnett County Assessor could not only decide that your property taxes aren’t too high, but could decide that your property taxes aren’t high enough! Continue reading Have You Spoken With The Gwinnett County Assessor’s Office?
Are you one of the many property owners who recently received an unpleasant surprise from the Fulton County Assessor’s Office? When Fulton County issued a recent round of property tax assessments, most property owners realized that their homes had been assessed a much larger fair market value than in previous years. Some property owners are facing tax bills that are 18% higher than last year!
The assessor’s office attributes the higher fair market values to a rebounding real estate market. The assessor’s office does not review each property individually. It simply applies various formulas to groups of properties and comes up with new fair market values. For this reason, property owners are allowed to challenge the fair market value estimates of their properties. Continue reading Did Your Fulton County Property Tax Increase?
All property owners dream of lower property taxes. But how many property owners will actually do something to make that dream a reality? Not nearly enough. There are two reasons why property owners complain about high property taxes but don’t do anything about it. First, there are those property owners who simply don’t realize that they have the legal right to challenge their property tax assessment. Second, even though most property owners actually do know that there is a process by which they can legally challenge their property tax assessment, they won’t initiate the process because they think it’s a losing fight.
To some extent, the latter group of property owners is correct. Anyone who’s been through the property tax appeals process knows how exhausting it can be. After all, you’re approaching your county government, who is likely hard up for cash, and telling them that you think you ought to pay them less money than what they requested. Do you think they’re going to make this pleasant for you? Of course not. Continue reading Lower Property Taxes Are Possible
